Here are 10 of the newest apartment buildings in Chicago. This is not intended to be a complete ranking. The buildings were selected from properties that began welcoming residents between 2023 and 2026.
The Newest Apartment Buildings in Chicago Right Now
111 Point
111 West Illinois Street · River North · 153 apartments · Opened 2026
111 Point represents a different kind of new apartment development. Instead of constructing a building from the ground up, developers converted several floors of an existing River North office building into 153 apartments.
The residences occupy floors five through 10 and include studios, junior one-bedroom apartments, traditional one-bedroom apartments, one-bedroom-plus-den layouts and two-bedroom apartments.
The conversion preserved the building’s existing structure while introducing new residential interiors and amenities. Apartments feature high ceilings, large windows, in-unit laundry and contemporary kitchens.
Resident amenities include coworking areas, a fitness center, lounge space, a sauna, hot tub, outdoor terrace and pet spa.
Stead 220

Stead 220 is a 29-story apartment building in Fulton Market containing 308 residences. The building offers studios, one-bedroom apartments and two-bedroom apartments.
Its interiors and shared spaces were designed to have the atmosphere of a private members’ club. Amenities include a sitting room, listening room, billiards room, fitness facilities and a rooftop swimming pool.
The building also contains approximately 12,000 square feet of ground-floor retail space. Its location places residents close to Fulton Market restaurants, offices, entertainment and the Morgan CTA station.
1000M

1000M is a 73-story apartment building overlooking Grant Park. Designed by the late Chicago architect Helmut Jahn, the tower contains 738 apartments ranging from studios to four-bedroom penthouses.
The building’s curved glass exterior was designed to maximize views across Grant Park, Lake Michigan, the Museum Campus and downtown Chicago.
More than 80,000 square feet of indoor and outdoor amenities includes resident lounges, coworking areas, fitness and wellness facilities, outdoor terraces and a rooftop observation space.
The building’s opening introduced a substantial number of new apartments to the South Michigan Avenue corridor.
Arthur on Aberdeen

Arthur on Aberdeen combines a contemporary 18-story apartment building with portions of the historic Arthur Harris Building.
The development contains 363 studio, one-bedroom and two-bedroom apartments. Its design connects the older industrial building with the new residential tower through a glass-enclosed section.
Apartment features include in-unit laundry, modern kitchens, floor-to-ceiling windows and private balconies in select residences. The property also contains coworking spaces and other amenities designed for residents who divide their time between home and the office.
Arthur on Aberdeen is located near the center of Fulton Market’s restaurant, entertainment and business district.

Where Are Chicago’s Newest Apartment Buildings?
Fulton Market and the surrounding West Loop area account for a significant portion of Chicago’s recent apartment construction. Arthur on Aberdeen, Coppia, Stead 220 and The Dylan are all located within or near this rapidly changing section of the city.
New construction has also occurred in the South Loop, Streeterville, Uptown and the Near North Side. Meanwhile, office-to-residential conversions such as 111 Point are beginning to create apartments inside existing downtown commercial buildings.
New Construction Versus Office Conversions
Most of the properties featured here were constructed as new apartment buildings. However, 111 Point demonstrates how underused office space can be converted into housing.
Additional office-to-residential projects are planned or underway in the Loop. These conversions could become an increasingly important source of new downtown apartments as Chicago works to reduce obsolete office inventory and bring more full-time residents into the central business district.
